«Наблюдавшееся в последнее время увеличение объемов продаж на первичном рынке мы связываем с проведением акций застройщиками по ряду объектов («Грюнвальд», «Балтийская радуга», «Балтийский квартал») и с реализацией федеральных программ по обеспечению жильем некоторых категорий населения. Также на увеличение спроса повлияли приезжие потенциальные покупатели; это люди, которые посещают наш регион летом. Больше всего покупают жилье экономкласса в спальных районах Калининграда, в Гурьевске, на побережье. Если говорить о ценах, то в сравнении с прошлым годом они существенно не изменились. Цена на начальном этапе строительства составляет от 37 тыс. руб. за кв.м до 40 тыс. руб. кв.м. Охотнее всего покупают в долевом строительстве с готовностью более 50%», - сообщили RUGRAD.EU в центре недвижимости «Инвент».
По мнению руководителя агентства недвижимости «Клипер» Олега Перевалова, высокие темпы строительства жилья в Калининградской области не создают избыточного предложения, как это было перед началом кризиса 2008 года. При этом обширное предложение на региональном рынке жилья позволяет сдерживать рост цен на недвижимость. В результате рост стоимости квадратного метра в Калининградской области регистрируется уровнем инфляции.
«На жилье существует не ажиотажный, но устойчивый спрос. В область идет поток приезжих, которым нужны квартиры; квартиры нужны и военным. Сейчас установился своего рода баланс, когда активный спрос практически равен предложению, поэтому цены на жилье серьезно не увеличиваются, скорее индексируются на уровне инфляции. Традиционно покупать квартиры предпочитают в областном центре, а не на периферии, несмотря на то, что цены тут выше. В 1 квартале 2012 года 80% сделок в нашем агентстве недвижимости заключалось в ценовом сегменте 40-50 тыс. руб. за 1 кв. м. Между тем, цены на элитные апартаменты превысили 60 тыс. руб., и в некоторых случаях достигают 100 тыс. руб. за кв.м. Охотнее всего покупают одно-двухкомнатные квартиры, чаще в уже построенных домах, чем в домах на стадии долевого строительства. Особенным успехом пользуются дома с автономным отоплением. А так называемые «хрущевки» практически не берут, даже по жилищным сертификатам или по ипотечным договорам люди предпочитают взять дополнительные кредиты, но купить хорошее жилье, пусть и немного дороже», - отмечает Олег Перевалов.

При этом в первом полугодии этого года российские банки выдали ипотеки на 430 млрд руб., что на 57,5% выше, чем за аналогичный период прошлого года, когда объем этих займов был равен 273 млрд руб. Общая сумма ипотечной задолженности у банков на 1 июля составила 1,67 трлн руб. В то же время средневзвешенная ставка по ипотечным кредитам с начала года выросла с 11,6% до 12,2% годовых.
