По итогам 2025 года калининградские застройщики на 50 % нарастили месячный объем выручки. Компании заработали 66,86 млрд руб. В 2024 году выручка строителей составила 44,6 млрд руб. Такие данные публикует сервис Dataflat.ru на основе данных из Росреестра о розничных продажах квартир и апартаментов по ДДУ и договорам уступки.
Отметим, что большая часть роста выручки пришлась на конец 2025-го. Почти 37 % от всей выручки пришлось на IV квартал (24,66 млрд руб.). Эти данные коррелируют с информацией из Росреестра о том, что за весь 2025 год на 21 % выросло количество заключенных договоров долевого участия. В 2024 году было зарегистрировано 9 851 ДДУ, соответственно, их количество увеличилось до 11 935. Максимум по месяцам пришелся на декабрь, когда дольщиками успели стать новоиспеченные покупатели 1657 квартир. На втором месте октябрь — 1351 ДДУ. Суммарно IV квартал дал свыше 4,2 тыс. новых договоров дольщиков. При этом по итогам 9 месяцев 2025 года калининградские застройщики практически на треть нарастили объем выручки. Компании заработали за этот период 42,2 млрд руб. против 32,4 млрд руб.
Согласно представленной инфографике Dataflat, застройщики удержали высокий уровень заработка на продажах квартир и апартаментов. Частные инвесторы продолжили активно скупать недвижимость в преддверии введения ограничений на семейную ипотеку. При этом, по оценкам Dataflat.ru, процент ипотеки за 2025 год в общей массе сделок сократился на 8 п.п. Доля ипотечных покупок в итоге составила только 56 %.
Что касается количества реализованных квартир и апартаментов, то здесь наблюдается рост на 36 %. Годом ранее застройщики продали 6,68 тыс. жилых помещений и апартаментов, сейчас — свыше 9 тыс. При 50%-ном росте выручки общая площадь проданного застройщиками жилья несопоставимо выросла только на 31 % — с 325,1 тыс. до 427,1 тыс. кв. м.
Квадратный метр жилья в Калининградской области подорожал за год в среднем до 160,5 тыс. руб. за счет выхода на рынок бюджетного и более массового сегмента. По оценкам Dataflat.ru, рост составил ощутимые 11 %. В 2024 году «квадрат» жилья в Калининграде, Гурьевске и на побережье в среднем стоил 144,3 тыс. руб.
Соответственно, среднестатистическая квартира в калининградской новостройке подорожала на 8 % — с 7,02 млн руб. до 7,56 млн руб. При этом средняя площадь продаваемого жилья в новых домах Калининграда и побережья сократилась с 48,7 до 47,1 кв. м из-за акцента девелоперов на апартаментах и малометражных инвестиционных квартирах для сдачи в краткосрочную аренду туристам и гостям региона.
