Впервые за долгое время выручка калининградских застройщиков показала снижение. За июнь 2025 года компании заработали 5,56 млрд руб. Показатель упал на 16 % по сравнению с июнем прошлого года. Годом ранее месячный показатель составлял 6,55 млрд руб. Однако отметим, что июнь прошлого года, как известно, был последним месяцем перед отменой льготной ипотеки, когда заемщики стремились успеть взять жилищный кредит и буквально вскочить в последний вагон. Это позволило застройщикам реализовать тогда рекордное количество лотов.
Для сравнения, в мае у калининградских застройщиков фиксировался рост выручки за год на 16 % — но только до 5,08 млрд руб. по сравнению с прошлым маем (4,37 млрд руб.). В то же время если сравнивать апрель, май и июнь 2025 года, то мы наблюдаем рост финансовых поступлений застройщикам, но без наращивания темпов — сначала на 15,7 %, затем на 9,4 %.
Доля ипотеки в продажах застройщиков по Калининграду и области в июне 2025 года упала за год еще сильнее — на 28 %, составив всего 56 % от всех заключенных договоров ДДУ, что стало следствием сворачивания программы льготной ипотеки. Для сравнения, в июне 2024 года ипотеки входили в абсолютное большинство сделок — 84 % от всего объема реализованного жилья за месяц.
Если сравнивать количество реализованных квартир и апартаментов по ДДУ и договорам уступки за минувший месяц фиксируется падение на 29 %. Годом ранее застройщики продали 987 жилых помещений и апартаментов, сейчас — только 702. При этом в прошедшем июне объективно было продано больше квартир и апартаментов, чем в мае (688). Общая площадь проданного жилья упала на 33 % — с 48,5 тыс. кв. м до 32,6 тыс. кв. м.
Квадратный метр в Калининградской области за год рекордно подорожал до 170,5 тыс. руб. Рост составил 26 %, по оценкам Dataflat.ru. Хотя еще в мае квартиры продавались в среднем за 157,6 тыс. руб. без учета скидок, в апреле ценник составлял около 151 тыс. руб. В июне 2024 года «квадрат» жилья в Калининграде, Гурьевске и на побережье вообще стоил «всего» 135 тыс. руб.
Таким образом, преодолеть максимальные июньские показатели прошлого года участникам рынка не удалось, однако мы видим рост объемов, но в первую очередь за счет продолжающегося роста цен за квадратный метр.

Это заградительная цена для многих слоев местного населения, но не для туристов, жителей столиц и других экспатов, желающих жить и работать возле моря.
