В III квартале стоимость жилья в калининградских новостройках снизилась после заметного роста
За III квартал текущего года средняя цена квадратного метра недвижимости на первичном рынке в Калининградской области снизилась после заметного роста. Об этом свидетельствуют данные из баз порталов «Авито» и «Мира квартир».
Как указывают аналитики «Мира квартир», квадратный метр с июля по сентябрь подешевел на 4 % — до 61 тыс. руб. При этом с начала года всё равно фиксируется рост на 5,8 %. По величине стоимости квадратного метра Калининградская область заняла 21 место среди регионов РФ. Это уровень Тюмени (62,7 тыс. кв. м) и Томска (63,7 тыс. кв. м).
По данным «Авито Недвижимость», квадратный метр нового жилья в III квартале подешевел в пределах погрешности на 0,15 % — с 57,4 до 57,5 тыс. руб. Рост в сентябре составил 1,38 % по сравнению с предыдущим месяцем.
Что касается данных в целом по России, средняя стоимость квадратного метра в новостройках составила 72,8 тыс. руб., увеличившись на 11,9 % по сравнению с прошлым годом. За три месяца квадратный метр в российских новостройках подорожал на 3,3 %, что стало самым серьезным ростом цен в течение квартала за последние 2 года. В тройке лидеров по динамике роста цен за год оказались Ленинградская область (17 %), Татарстан (16 %) и Ростовская область (16 %).
Усредненная стоимость квартиры площадью 50 кв. м в Калининграде, по подсчетам аналитиков журнала «Мир квартир», составляет 3,98 млн руб. В III квартале снижение составило 8,7 %. Однако общая статистика по году, тем не менее, показывает рост стоимости жилья. За прошедшие 9 месяцев показатель демонстрирует рост на 5 % к уровню 2018 года.

- По данным аналитики портала «Авито», жилье в Калининградской области дорожает быстрее, чем в среднем по России. В июне этого года средняя стоимость квадратного метра жилья в новостройках Калининградской области составила 59,18 тыс. руб. (+ 12,1 %). В то же время данные регионального портала «Застройщики 39» свидетельствуют о менее заметном подорожании. На первое июня 2019 года средняя цена квадратного метра в новостройках оценивалась в 54,66 тыс. руб., что на 3,9 % выше стоимости на ту же дату прошлого года.
