По мнению экспертов «Мира квартир», в 2017 году ощутимое проседание цен на новостройки было связано с выводом на региональный рынок новых предложений и ростом строительной готовности проектов. Однако спустя год активизировался спрос калининградцев на бюджетные новостройки на фоне условно подешевевшей ипотеки. Также сыграла роль перспектива сворачивания долевого строительства в том виде, в каком к нему привыкли покупатели — с низкими ценами на старте продаж, отмечает гендиректор портала недвижимости Павел Луценко. За счет этого ценники пошли вверх, даже несмотря на выход на рынок достаточного количества объектов на стадии котлована. Однако при этом следует помнить о неустойчивости трендов с высокими колебаниями цен.
Квадратный метр нового жилья в областном центре за 2018 год подорожал с 49,2 тыс. руб. до 57,7 тыс. руб. В процентном соотношении это почти 17,5 % прироста, или около 8 тыс. руб. Напомним, в 2017 году в данном сегменте фиксировалось снижение цены «квадрата» более чем на 10 %.
По величине стоимости квадратного метра Калининград за год поднялся с 25 на 20 место в РФ. Аналогичные цены на «квадрат» новой жилплощади наблюдаются в Перми (58 тыс. руб.), Тюмени (58,1 тыс. руб.) и Чите (56 тыс. руб.).

На третьем месте по дороговизне — новое жилье в Сочи, выросшее в цене на 8,5 % (6,5 млн руб.). Квадратный метр здесь увеличился по стоимости сразу на 15,8 % (103,4 тыс. руб.).
